The appropriate pricing sells a home faster than any other factor. A listing
price of more than 5% above current market value may convince buyers they
cannot afford to look, or it may discourage them from opening negotiations
by making an offer. |

Do all you can to help your buyers "fall in love at first sight." Take a
look at your property from across the street. Is the lawn well
tended? Are the shrubs and trees trimmed and plant beds weeded and
mulched? Plant colorful flowers, especially at the entry. |

The home that sparkles sells fast and brings top dollar: Make sure
it is clean from top to bottom, including the garage. Shampoo the
carpets, polish the floors, and wash the windows. Fix the things
you've been meaning to do: squeaky hinges, loose hardware, broken
screens, missing grout. Dispose of accumulated items that spell
clutter. Be ruthless! Begin to pack for your move. Create a
spacious feeling, regardless of size. |

Know the improvements that pay the greatest returns for the least dollar
spent. Fresh paint is the easiest and least expensive. Use neutral colors!
